Some tips for potential home buyers:
1. Don’t pack more than 3 site visits in a day even if you have time. Ability to register all the detail and critical evaluation takes a serious beating after about 3 projects.
2. Do not plan inspections beyond 4 pm – you’ll never really know whether the apartment you saw gets “sun-flooded” as claimed till you do another visit.
3. If you are evaluating a home in a neighborhood you are not completely familiar with, take a leisurely drive around the property to get a vibe of the place and get a sense of the community/gentry and social infrastructure around.
4. When comparing with resale properties in the same project, note that prices on property portals exclude stamp duty, brokerage and transfer fees. Add up all cost before you compare with all inclusive prices provided by the developer.
5. Don’t discuss numbers till you have completely understood the product and planned the timings of cash outflows and finances.
6. Speak to someone who already lives in the project on his/her day to day living experiences/any challenges faced.
7. Take a look at some of the older properties developed by the same developer. What do they look like after 10-15 years? Are they well maintained, are the amenities functional?
